I do not have a bank account in Israel. Is that a problem?+

No. You will need an Israeli account eventually, to receive the mortgage and pay it back, but it can be opened alongside the process rather than before it — and arranging that with the bank is part of what we do.

Does the bank recognize foreign income?+

Yes. Foreign income is recognised, but each bank weighs it differently and asks for its own documentation — payslips, tax returns, bank statements. Part of our job is knowing which bank will treat your particular income most favourably.

If my income is not strong enough, can I use a cosigner?+

Yes. A family member or additional guarantor can be added to strengthen the application. Each bank has its own rules about who qualifies and how their income counts, and we build the file around what will actually be accepted.

Which banks do you work with?+

All seven major Israeli banks: Hapoalim, Leumi, Mizrahi-Tefahot, Discount, FIBI, Bank of Jerusalem, and Mercantile.

How long does a file take?+

A typical file closes 6–8 weeks from the first call, depending on how fast documents land and the bank queues.
